What makes this area different to value

Period homes and heritage overlays

Much of Boroondara is made up of Victorian, Edwardian and interwar homes, many in streets covered by heritage overlays. Two houses of similar size can differ a lot in value depending on how much original fabric survives, how well it has been restored, and whether later extensions are sympathetic. Heritage controls can also affect what a buyer could do with the site. A valuer has to weigh all of this, not just count bedrooms.

Large blocks and land value

Some parts of the inner east still have generous blocks. In those cases land often makes up a large share of the value, and questions about planning controls, frontage and possible development need careful thought.

Fewer truly comparable sales

Where homes are individual, close comparable sales can be scarce. A good valuation explains which sales were used and why, and how differences in land, condition and character were adjusted for. That reasoning is what makes a report stand up when an accountant, the ATO or a court looks at it.

Does a heritage overlay change the value of my home?

It can, but not in a fixed way. A heritage overlay can limit demolition and change what can be built, which matters most where the land might otherwise suit redevelopment. For a well-kept period home, the overlay may make little difference to buyers. A valuer looks at sales of comparable properties with similar controls rather than applying a standard adjustment.

My property is worth more than $1M. Can I get a desktop valuation?

No. Desktop valuations are only offered for residential property under $1M. Many homes in Boroondara sit above that level, so a kerbside valuation (external inspection) or a full inspection is the usual option. Call Tom before booking and he can tell you which report suits your purpose.

Can Tom value a large block that might suit subdivision?
