Commercial and industrial property is valued differently from a home. The lease, the rent, the tenant, zoning and the way the building can be used all affect what it is worth. A commercial valuation needs to take all of this into account, which is why every commercial and industrial job is a full inspection with a long-form report.

Types of property

Why desktop is not offered

Desktop valuations are only available for residential property under $1M. Commercial and industrial property varies too much to value without an inspection. What happens after you enquire

You deal directly with Tom Nagy, the valuer who inspects the property and prepares the report. When you get in touch, have the following ready if you can:

  1. the property address and a description of the buildings
  2. the purpose of the valuation and the date it is needed at
  3. a copy of any current lease, including rent and outgoings
  4. any deadline, such as a settlement, rent review date or audit

Why an independent Certified Practising Valuer

A commercial valuation is often relied on by several parties, including lenders, landlords, tenants, auditors and courts. An independent Certified Practising Valuer gives an opinion based on market evidence, not on who is paying.
