Apartments look easy to compare, but details drive value. Two units in the same tower can differ because of floor level, outlook, layout, balcony size, car parking and storage. Small studio and serviced apartments can also have a narrower pool of buyers and lenders than larger units.

Building-wide issues matter too. Combustible cladding, waterproofing problems or major repair works can affect buyers' views of every apartment in a building. A valuer needs to know about these matters and consider how the market is treating them.

How is an apartment in a large tower valued?

The valuer looks at recent sales in the same building first, then similar buildings nearby. Floor level, aspect, views, car parking, storage and the size of internal and balcony areas all matter. Can I get a kerbside valuation for an apartment?
