Apartments and townhouses near transport hubs
Box Hill, Doncaster, Glen Waverley and Ringwood have seen new apartment and townhouse development around shopping and transport centres. As in the inner city, floor level, outlook, parking and building quality all matter, and so does the supply of similar new stock nearby.
Acreage and lifestyle properties
In the Yarra Valley and the Dandenongs, no two properties are alike. Land size and how much of it is usable, slope, access, water, sheds and fencing, views and the standard of the home all feed into value. Comparable sales can be few and spread over a wider area and a longer period, so the valuer has to explain carefully how they were adjusted.
Planning and bushfire controls
Many hills and rural properties are affected by bushfire, vegetation or rural zoning controls. These can shape what a buyer could build, clear or subdivide. A valuation takes them into account, but your council or a planner is the right source to confirm the controls on your land.
Size and value
Larger holdings and homes on big blocks are often valued above $1M. Desktop valuations are only offered for residential property under $1M, so a kerbside or full inspection report is usually needed. For rural land, a full inspection is often the better choice.

Yes. Lifestyle properties are valued by comparing sales of similar holdings, with attention to land size, usable area, access, water, outbuildings, the house itself and any planning or bushfire controls. Sales can be spread out in time and location, so the report explains the evidence used. Call Tom to discuss the property first.
Is a kerbside valuation suitable for a rural property?
It depends on the property and the purpose. On a larger holding, much of what matters cannot be seen from the road, so a full inspection is often more suitable. Call Tom before booking and he will explain which option fits your needs.
Do planning overlays in the hills affect value?
They can. Bushfire, vegetation and other overlays may affect what can be built or cleared, and buyers take that into account. The valuer considers the controls that apply to the land and how the market has treated similar properties. Your council or a planner can confirm the controls on your land.
