What makes valuation work here specific
Subdivided blocks and new townhouses
Many older houses on larger blocks have been replaced by two, three or more townhouses. A townhouse value depends on its land share, floor area, layout, parking and private open space, and on how it compares with nearby developments. Where resales are few, the valuer relies on careful reading of the evidence that does exist.
Warehouse conversions and character homes
Converted warehouses and factories in Footscray, Yarraville, Preston and Northcote are each a little different. Ceiling heights, natural light, parking and the quality of the conversion all affect value. Older areas such as Williamstown and parts of Essendon also have heritage streets and period homes where condition and original detail matter.
Industrial and commercial property

How is a new townhouse valued when there are few resales?
New townhouses are often compared with sales of similar recent developments nearby, as well as resales where they exist. The valuer looks at land share, floor area, finish, parking and outdoor space. Where the evidence is thin, the report should explain how the value was reached so your accountant, auditor or lawyer can follow it.
Can you value a warehouse or a small factory?
